Shorewood Homes seeks NFDC’s approval to build 93 new homes in Calmore
PROPOSALS to build 93 new homes on agricultural land in Calmore have been submitted to district planners.
Shorewood Homes is eyeing 5.5 hectares of land south of the A36 Salisbury Road and east of Calmore Croft Farm to build a mix of private and affordable homes.
If given the go ahead, the development would include new vehicle, pedestrian and cycle access points, play provision, open spaces, drainage and landscaping, and alternative natural recreational green spaces.
The developer wants to build 13 two-bed houses, 27 three-bed homes, 16 houses with four or more bedrooms, and four one-bed flats for the open market. As part of its social housing commitment, Shorewood is planning for 14 one-bed flats, two two-bed flats, six three-bed houses, and a house with four or more bedrooms.
In a design and access statement, the developer said: “Our proposal is to create a new development that integrates within the surrounding environment.
“Ultimately the proposal will realise a development that meets future housing needs, including affordable housing and family homes to provide a balanced, sustainable community.”
The statement said the new community would be “shaped by the rich landscape fabric” by integrating woodland, trees and hedgerows into a “green network”, connecting it with the countryside.
An NFDC case officer said planners will need to consider the impact of development on the residential amenity of neighbouring properties in terms of light, visual intrusion and privacy.
They must also consider the impact on the area’s character and appearance, ecology, highway safety, and the delivery of services.
Commenting on the application, the owner of the neighbouring Calmore Croft Farm suggested an overflow pipe should be directed to the south east corner of the site to prevent any “accidental contamination” of a large pond on his land.
