Development Matters submits housing proposal to NFDC for land near Woodberry Day Nursery




PLANS have been unveiled to build nine new homes on a brownfield site adjacent to a nursery .

Development Matters is seeking full planning permission to build the properties on land near Woodberry Day Nursery in Rollestone Road, Holbury.

Property agent The Planning Group said its client wants to build three four-bed houses, two three-bed houses and four two-bed homes plus new vehicle access to the site.

If given the go-ahead, the scheme would also see alterations and extensions to the existing nursery car park.

A planning statement submitted to NFDC said the new development would be separated from the nursery by trees, landscaping features and a screening hedgerow.

It would also feature 23 parking spaces, including four disabled spaces.

The document stated: “Provision of much-needed housing in a sustainable location for future occupants will help reflect future needs and support communities health, social and cultural wellbeing, hence meeting the needs of both present and future generations.

“The proposal makes the most effective use of previously developed land and will involve minimal loss of trees and hedges whilst incorporating additional landscaping of the site, not only by way of the private gardens but also the communal landscaping between the access road and the main Rolleston Road.”

The statement concluded: “Officers are requested to consider the suggested scheme favourably and accordingly meet the urgent need for additional housing both in the council's area and also within the surrounding areas generally, together with improving the provision of an established children's daycare facility by improving the parking and access to the nursery.”

Applicants said the proposed development would “significantly” add to the variety and amount of NFDC’s housing stock and would help to “remedy the shortfall displayed by (NFDC’s) lack of a five-year housing supply”.
